There is only one price that is fair when you are in the market for major roof repairs or replacement for your residential home – FREE.  If a roofer asks for a fee to simply inspect your roof before a job, move on another roofer because there are plenty of quality roofers that will inspect your roof at no charge in the hope that you select them for the job.

Of course, if you are not planning to have work done and simply want a seasonal, or after storm inspection to make sure your roof is sound, then you may expect to pay some roofers between $100 to $300 for a comprehensive inspection. This upper end price typically will include an inspection of all exterior aspects of your home.

For apartment and commercial building managers, it is appropriate to pay for a roof inspection because these inspections are more complex and the roofs are generally larger and/or higher than those found in a residence. In this case, you might expect the cost of an inspection to start around $300.
